What cost buy in Sapin:
The costs shown here are only meant as a guide and should not be taken as being definite.
It would be almost impossible to be exact in what you will have to pay as costs vary from one region to another but, normally, the cost of buying a property in Spain will be in the region of 10% of the agreed price.
Taxes:
Buyers are obliged
to pay 7%, of the price shown on the Escritura, to the "Hacienda"
Notaria:
Between 400 EUR and
1000 EUR depending on the value of the property. The law states
that the seller should pay 90% and the buyer 10% but this varies from
region to region. E.g. in Motril, buyer and seller each pay 50% of the
fees for the Notaria.
Register:
Paid fully by the
buyer and is in the region of 400 EUR.
Lawyer:
Approximately 1.000
EUR.
Fees:
The agency fee will
be somewhere between 5% and 10% of the total. You will find agencies who
say that they do not charge fees but their fee will be included in the
asking price!
The only way that you can know what you will have to pay is to ask.
Remeber:
Property prices in
Spain are Negotiable - do not be afraid to offer a lower price as the
seller may have inflated the asking price by anything up to 10%. This is
where an experienced agency such as Mister Cortijos will really benefit
